    Retail Store Interior Design Cost in India (2026): Per Sq Ft Rates From Real Fit-outs

    What a retail store fit-out really costs in India in 2026, per square foot, from a firm that has delivered 2,500+ stores: turnkey showroom, mall unit and brand-store fixture rates, what drives them, and where owners overspend.

    The headline numbers

    Retail store interior design cost in India in 2026 falls into three bands, and almost every confusing quote you will receive is confusing because nobody said which band it belongs to.

    What is inside a per-sq-ft rate

    A retail fit-out BOQ is organised into trades, and the per-sq-ft number is just the total divided by carpet area. When you compare two quotes, compare them trade by trade. A typical standalone showroom splits roughly like this (share of the interior contract, before HVAC and signage):

    • Carpentry, panelling and fixtures — 35 to 45%. The biggest and the most variable line. This is where finish level lives.
    • Flooring — 10 to 15%. Mall-standard vitrified tile versus 1200×1800 large-format with brass inserts is a 3× spread on its own.
    • False ceiling — 8 to 15%. Gypsum is cheap; timber-clad rafters are not.
    • Electrical and lighting — 10 to 15%, with the light fittings themselves usually on a separate sheet.
    • Civil, painting, glass and shopfront — 10 to 15%.
    • Overheads, transport, installation — 5 to 8%.

    HVAC and the fire alarm system sit outside this, typically ₹400–₹1,000 per sq ft together depending on tonnage per sq ft and fire scope, and they attract 28% GST on most equipment rather than the 18% on interiors. Any turnkey quote that does not show HVAC as its own line is hiding either the tonnage or the tax.

    Line-item rates you can sanity-check a quote against

    These are supply-and-fix rates from the same BOQs, ex-GST, Delhi NCR, 2025–26. Use them to spot a line that is 40% out, not to price a job to the rupee.

    Notice the spread inside a single trade: ceiling is ₹65 or ₹650, flooring is ₹80 or ₹270. "Per sq ft" without a specification is meaningless, which is why the first thing we do on any store is agree the finish grade room by room before anyone prices anything.

    Three worked budgets: 500, 1,000 and 2,000 sq ft

    Applying the bands above. All figures are 2026 Delhi NCR, rounded, and exclude design fees, deposits, mall charges and stock.

    For a mall unit, add display fixtures on top. A 500 sq ft footwear or eyewear unit typically carries 60–90 running feet of wall bays plus two or three islands, which at brand-store fixture rates lands between ₹6 and ₹14 lakh depending on lighting and theming. That is why a "₹2,000 per sq ft" mall quote becomes a ₹22 lakh store.

    What moves the number up or down

    1. Finish grade, decided per surface. The floor and the back wall are what customers see; the stockroom and the ceiling above 3 m are not. Spending premium on the visible 40% and mall-standard on the rest is the single biggest lever and it is a design decision, not a procurement one.
    2. Lighting density. Retail runs 750–1,500 lux. Profile lights, track heads and drivers are a separate sheet and a 1,000 sq ft store can carry ₹2–6 lakh of fittings alone. Lit fixtures (backlit shelves, neon highlighters) are what pushes a brand-store island from ₹700 to ₹3,200 per sq ft.
    3. Mall versus standalone. Malls supply chilled water or conditioned air and enforce boardout, fire and working-hour norms; you save the HVAC plant but pay for night shifts and mall-specified materials.
    4. City. Material is national; labour and transport are not. Expect tier-2 cities 10–20% below Delhi NCR on labour-heavy trades (civil, painting, ceiling) and roughly at par on fixtures if they are fabricated in NCR and shipped.
    5. Timeline. A 21-day mall handover deadline is paid for in overtime. Every week of design indecision before the contractor mobilises is a week of overtime at the end.
    6. Rework. The expensive kind of change is the one made after fabrication. Which brings us to the next section.

    Where owners overspend

    After 2,500 stores the pattern is consistent. Owners rarely overspend on materials. They overspend on changing their mind late: a back wall re-panelled after the client saw it built, a cash counter moved after the electrical was roughed in, a ceiling redone because the lighting looked wrong on site. Each of those is a line item paid twice, plus the overtime to recover the handover date.

    The fix is to see the store before it is built, in enough fidelity that the client makes those decisions on a screen instead of on site. Ten years ago that meant a ₹40,000 3D render per view and a week of waiting. Today you upload the floor plan or a photo of the empty unit to an AI store design generator, get a photorealistic render in about 30 seconds, change the back wall three times in Fix Renders, and take the approved image to the contractor with the plan.     Does the per-sq-ft rate include design fees?

    Usually not. Contractor rates cover supply and execution. Design fees from an independent designer typically add 5–10% of fit-out value, or a per-sq-ft fee. AI design tools reduce the concept-stage portion of that by letting you see and sign off options before paying for detailed drawings.

    Why is HVAC quoted separately?

    Because it carries a different GST rate (28% on most HVAC equipment versus 18% on interiors) and its cost depends on tonnage per sq ft and fire-safety scope, not finish level. Expect ₹400–₹1,000 per sq ft for HVAC plus fire alarm system on a standalone store.
