    Floor Plan to 3D Render with AI: Turn a 2D Store Plan Into a Photorealistic Render in 30 Seconds

    How to go from a 2D floor plan to a photorealistic 3D render of a retail store with AI, step by step: what to upload, how to brief the tool, why geometry-locked rendering matters, and what to do with the output.

    What you get, and what you don't

    A floor plan to 3D render with AI takes your 2D plan (a PDF from the mall, an AutoCAD export, even a straightened phone photo of a sketch), plus a short brief on style and finishes, and returns a photorealistic image of the space in about 30 seconds.     What you do not get is a construction document. No dimensions, no sections, no electrical layout, no bill of quantities.     Reference rendering vs geometry-locked rendering

    Every AI tool that accepts a floor plan does one of two things with it, and the difference decides whether the output is usable for a real store.

    Reference rendering

    The plan is fed to the image model as a hint. The model produces a convincing interior "in the spirit of" the plan and is free to move a door, widen the shopfront or delete a column to make a better picture. General-purpose renderers and image generators work this way. It is fast and the images are beautiful, and a client who knows their unit will spot the missing column in the first three seconds.

    Geometry-locked rendering

    The plan is read first: walls, openings, shopfront line, columns. The render is then produced to match that plan rather than to resemble it, so the finishes and fixtures are generated and the building is not.     Step by step: floor plan to 3D render

    1. Prepare the plan. Export from AutoCAD, SketchUp or Revit as PDF or PNG at 150 dpi or better. Turn off furniture, dimension and text layers if you can; leave walls, openings, columns and the shopfront. If all you have is a printed plan, photograph it flat under even light and straighten it. Walls should be the darkest lines on the page.
    2. Upload it. On RetailDesign.ai, open Floor Plan to 3D and drop the file. Phone photos up to 25 MB are compressed in the browser; HEIC is not readable by most browsers, so export from iPhone as JPG (Settings → Camera → Formats → Most Compatible).
    3. State what the plan cannot tell it. Ceiling height, which edge is the shopfront, and any column the plan shows faintly. Put these in the brief; a plan is silent on the third dimension and the tool should not have to guess it.
    4. Brief the render. Store type, style, the three or four things that must be there. The next section covers what to write.
    5. Generate. About 30 seconds. Renders are 2K on Starter and Pro and 4K on Agency; the free and Lite tiers do not include this tool, so budget one Starter month at $19 if you only need one store.
    6. Iterate on the parts, not the whole. If the render is 80% right, do not regenerate it. Open it in Fix Renders and change the back wall, the counter or the flooring while everything the client already liked stays put.

    How to brief the render

    The plan gives the tool the geometry. The brief gives it everything else. Bad briefs are vague ("modern, premium"); good briefs name fixtures, materials and light.

    A brief that works (eyewear store, 850 sq ft):

    Optical store, warm minimal. Back wall: full-height lit acrylic display bays, white oak frames. Two low central try-on islands with mirrors and stools. Cash counter near the exit, quartz top, brand logo backlit. Flooring: large-format light grey tile. Ceiling: white with linear profile lights running front to back, 1,000 lux feel. Shopfront glazing kept clear, one lit fascia sign.

    Five things that brief did: named the fixture types, placed them relative to the plan, specified two materials, set the light level in words the model understands, and protected the shopfront. If the client has a brand manual, put the colours and materials in a brand kit once and every render carries them; you stop retyping "Pantone 2955C" into every prompt.

    Things to leave out: adjectives with no material behind them ("elegant"), anything about the exterior, and more than one style direction per render.     The 8-point check before you show a client

    After 2,500 stores, these are the things that get noticed in the meeting.

    1. Columns. Every structural column on the plan is in the render, at the right place. This is the first thing a tenant checks.
    2. Door swing and shopfront width. The entrance matches the plan and the mall's shopfront line.
    3. Ceiling height. A 2.9 m mall unit should not look like a 5 m atrium. Set it in the brief if the tool asks.
    4. Fixture count. The render should show roughly the number of bays and islands the plan can actually hold. Our store layout guide gives fixture densities per layout type.
    5. Circulation width. Main aisle 1.2 m minimum in India for a comfortable store, 1.5 m if trolleys or prams. If the render's aisle looks narrower, the fixtures are oversized.
    6. Light level. Retail is bright. If the render reads like a restaurant, the brief needs "1,000 lux, track and profile lighting".
    7. Brand. Logo on the fascia and the cash counter back wall, colours consistent with the kit.
    8. Nothing invented. No windows the unit does not have, no mezzanine, no skylight. If the AI added one, fix it in Fix Renders before the meeting, not during it.

    After the render

    Once the client signs off a direction, the render becomes the brief for the detailed design. Hand the approved image and the plan to whoever produces drawings, with the material call-outs from your brief attached. Contractors price faster and more accurately from an image plus a spec than from a mood board, and the render removes most "I imagined it differently" changes on site, which is where fit-out budgets actually leak.
